PROP3RTY is an all round property management operator with services that go far beyond daily operations. Construction supervision, project development, support with acquisitions and sales and leasing are all part of their offering. Founders Joey Jesse and Mike know the real estate world from the inside. They spent years working for major operators and saw that management was often treated as secondary within the wider real estate process.

A fresh perspective on traditional workflows

“We noticed that property management at many companies is still handled in an old fashioned way,” says Joey Kooij. “Tenants are often not heard and workflows are inefficient. We want to do things differently and make property management future proof.”

Automation with real impact

In daily operations Wunderbricks supports nearly every workflow. Rent indexations, invoicing, payment reminders and collections all run automatically.

“You run one indexation round and Wunderbricks processes everything. Letters are sent, contract rules are updated and the new invoices are ready,” says Jesse Braspenning.

Connections with accounting systems and collection partners provide real time visibility. “If a tenant makes a partial payment you see it instantly. And if a payment remains outstanding a reminder or collection request is sent automatically. It saves enormous time and prevents errors.”
Service charges will also soon be processed fully automatically including full transparency for tenants and owners through the portals. “Transparency is essential,” says Joey. “Everyone must be able to see what is happening at any moment. Only then are you truly service oriented.”

Taking digitalization further with AI

Where many operators stop at digitalisation PROP3RTY goes further. The team is developing its own AI dashboard that connects seamlessly with Wunderbricks.

“We use AI to automate document flows and data migration,” says Jesse. “Lease contracts certificates and inspections are checked in bulk, structured and stored in Wunderbricks in the right folder and linked to the correct owner. And if that data does not yet exist in the system it is created automatically. All we need to do is review.”

PROP3RTY is also developing intelligent interfaces that automatically recognise and process service requests. “Imagine a tenant reporting a leak. Our AI immediately knows the correct address, identifies the type of issue and selects the preferred supplier. It creates the case in Wunderbricks, prepares the emails and we only need to confirm. The tenant receives the update automatically through the portal and even receives an immediate message confirming that the request is being handled or asking for missing information. This is the future of property management and provides complete peace of mind for the owner.”

Always available, always personal

The result is clear. Less administration, fewer mistakes and more time for personal contact.

At the same time PROP3RTY is developing tenant and owner portals that stimulate transparency and community building. All documents and communication are visible in one central place, call appointments can be planned automatically and tenants are encouraged to connect with neighbours in the same building.

PROP3RTY is growing quickly. With a compact team they already manage an impressive portfolio.

“We are ambitious,” says Jesse. “We want steady growth but never at the expense of quality. Ultimately we want to set the new standard for property management in the Netherlands. Smart service oriented and simple. Wunderbricks helps us enormously in that development.
